Booking Conditions

Your booking is effective when we receive your completed booking form with payment of the deposit. Bookings taken over the telephone are provisional only until the booking form is received. Should bookings clash, priority will be given to the completed form received in the earliest post.

Should you wish to change the dates of your holiday after confirmation has been issued then you may be liable to pay a handling charge of 15. After the full payment has been made it will not be possible to re-arrange your holiday, unless, subject to our discretion, the holiday house is available at another period.

Should you wish to cancel your holiday before the final payment has been made, we will attempt to re-let the house. If unsuccessful we will retain the deposit. If successful we will return the deposit, less 15 handling fee. Failure to make the final payment will mean that you will lose your holiday.

Once the final payment has been made we are unable to give any refund, subject to our discretion. We recommend that you take out your own holiday insurance.

If it becomes necessary to cancel a booking due to circumstances beyond our control, we will endeavour to make similar alternative arrangements within the area. Alternatively we will refund all payments in full and without delay. We do not accept any further losses or liability resulting from this.

The holidaymaker undertakes to leave the property and the contents in the same condition as at the commencement of the holiday and to leave the property and contents in the same state of cleanliness in which they were found. Compensation must be paid for any damage or breakage that occurs.

The number of people using the holiday home must not exceed the number stated in the property description or that shown on the confirmation letter. A baby under the age of 2 and sleeping in a cot is not included in this number.

The owner of the property or persons acting on their behalf must be allowed access to the property at any reasonable time during your stay

If any cheque is returned to us by our bank then the charges will be passed on to you. All payments must be made in full before the commencement of the holiday.

If something goes wrong on your holiday, or if you have a complaint, then contact the phone number shown in the Visitors Information File. We are unable to investigate and act on complaints once the holiday has been completed.

The house will be available for occupation from 4.00pm on the date of arrival. The house must be cleaned and vacated by 10.30 am on the date of departure.
